Using that term reveals a lack of knowledge of how women's attraction to men works. Looks matter, but they're a tiny piece of the puzzle. Tons of other factors are at play, many of which matter far more (dominance, confidence, congruence, frame, etc).

Not really how attraction works for either sex.
Women are hypergamous. They want a man who is above them in every way they can get, including socioeconomically. In the rare occasions you'll see a woman get with a man with less money, he has other attributes that offset this. She still has to look up to him in some way (preferably several ways).
Men, on the other hand, generally don't give two shits about a woman's income or money, as long as she isn't in debt or a big-time spender. Men mostly only care about these two things: a) does she pass the boner test? and b) is she nice to me? (oversimplifying a bit here of course)
Have you never seen women expressing astonishment that one of them got left for a waitress/barista/other low-income job? They frequently just don't get that men and women are different and want different things.

What women don't understand is this: the main reason why men want to find a woman is to create a family. A man of her age (48) is likely only looking for a woman for one of two reasons;
he left it a bit late, now he wants to start a family, so he will be looking for women with a fully carton. She does not have the qualifications for this position.

So in terms of what "men" her age want, those particular men she desires in their late 40's who want bedroom fun can get plenty of hotter tail because, for them, the dating apps work similar to what women experience: These guys have inboxes full of hot women so it's not that this woman is undesirable but she's at the bottom of the pile.

I think you are right.
We can already guess her red flag - it's common to all post wall single women.
She is now 'ready to date with a purpose' so she no longer puts out on the first date. She has 'grown as a person' and 'healed from the trauma' of a past which included impulsive and damaging behaviours (promiscuity).

That's she definitely is not too good for the "non-men" that's she's been ignoring if not exploiting. It would require her acquiring a measure of introspection that we both know isn't likely to happen any time soon. The big problem women have (besides being stupid) is the long turnaround time between an attempt and a success or failure.
For a man, you shoot your shot and you get instant feedback. For a woman, you might spend months or even years with one man before realizing he was never really that into you.
A man can make a hundred adjustments to his strategy and try them all out in a weekend. A woman gets to make two or three adjustments in her entire life.
If women were smart, they’d take advice from people who care about them. Your mother and father probably knew all along that that man you’re obsessed with was bad news and just using you for sex. But sadly, women aren’t smart and they don’t listen - they’re primed to believe that anyone giving them good advice is oppressing them.

Granted, when I've tried to (gently) give advice to young, modern women they usually rejected it outright and I didn't waste my time or their energy trying to force the issue. Women appear to notoriously love to whine about their problems or seek confirmation advice "Just keep doing what you're doing!" which is why they get frustrated with men who refuse to listen and "try to solve her problem instead of just listening".
Us men don't believe in whining to feel better and even view this as emotionally self-destructive because it is. OK, in the short term it's ok to vent (it's a stage on the grieving psychological cycle) but men don't wallow in it or if they do, NOBODY will pity him.
Us men aren't perfect by any means, myself included, but generally women are more delusional than men are.

The internet is full of videos from women wondering "why don't guys approach me" anymore. Its simple, the risk is too high. The law is salted with things that can be used against men simply from a woman saying so-and-so happened.
Men may take a while to learn something, we are stubborn after all, but when we "get it" we take that concept and RUN with it. I think the mounting anxiety from women in general is pretty amusing. It could foment change, but also its just desserts for all the man-hating that has been promoted and pushed out there on a daily basis.

Women over 34 are basically in a sort of doom loop. They can no longer expect to find a man their own age. That ship has sailed - why?
Because a man of 34 is going to want to start a family. What women fail to realise is that a woman of 34 is an incredibly bad bet as a potential mother. 90% of a womans eggs are gone by age 30. Already at 34, men (if they are sane) are looking at women much younger than them.
The formular seems for me seems to be 'half my age plus 8'. So at 34, any sane man will be looking at a woman of about 25. At her age (47) a man would be looking at women aged about 32. So far so good.
But at a certain point, (early 50s? late 40s?) men are not really looking to reproduce. We've had our kids or we don't want them.
This totally changes the entire marketplace. The equation breaks down entirely. A man of 55 is not really looking for anything from a woman, except maybe a roll in the hay. (that is where I am at right now).
I actually don't mind older women from a sex point of view. I don't have this youth fetish that some seem to have. I've had awesome sex with women who were 50 and shite sex with women who were 22. So I don't find older women ugly.
But as men go past their mid to late 40s, we simply aren't looking to start a family, so we view women totally differently. She has entirely failed to grasps this reality.
There are no lifeboats left. Her best bet is to grab the first thing she sees that floats. I think at her age, she might be able to find a 65 year old guy, if she behaves really well. But we both know that isn't going to happen.

I have a story about the Polish electronics store.
A friend of mine in Krakow back in Y2K saw a portable disk drive priced at 4X what it was selling for now. My wife and I considered staying at a hotel next to the (wonderful) Park Wodny and he laughed: Rooms were going for $100 each, INSANE by Polish standards. He said: "The owner thinks that if he lowers the price by 1/2, he'll lose 1/2 of the money even though the current occupancy rate is 25%".
The GOOD news is that women are seeming to learn albeit slowly such as this woman's "cat lady" reference. TRP talking points are increasingly normal talking points and nomenclature.

Exactly. The men she's looking for (which she leaves unsaid), are guys who have a solid, well-put-together life. in their late 40s/early 50s, they have solid careers, established social networks, and (if they're divorced), already have kids. Of course, not every guy has this, but she's not interesting in dating the ones that don't. And for these, guys, exactly what does a woman add aside from sex, and maybe some companionship? He doesn't care about her career. He knows her money will always be hers and she'll never share it (not that he needs it, since she's only dating guys who make more than her). And many of these women are goddamn boring because all their lives, they've depended on men to entertain them, and never developed their own personalities. Heck, at this age, most men (of the caliber she's looking for) have better social networks than women, despite the common trope that men aren't good at maintaining relationships.
So if you're a woman hunting for men in this group, and you're pissed that all they're interested in is sex....well, yeah. What else is missing in their life that you think you can provide?

Because I have news for her. She is on the cusp of aging out of the sexual marketplace entirely. (she has long since aged out of the relationship market place, but doesn't yet realise it).

But get this - men in her dating age bracket (55 - 65) are slowly losing interest in sex, or are not as motivated by it as before.
